Region of Peel “Second Unit”

“Second Unit” is part of the Region of Peel’s affordable housing strategy. A second unit is a self – contained living unit within a detached, semi – detached house or townhouse. In most locations they are located in the basement and are called basement apartments. Ontario laws now require municipalities to allow second units in homes. A basement apartment might be just what you need to provide the added income to make your dream purchase affordable, but beware of the pitfalls and remember that you as a purchaser assume all the liability of a home that doesn’t comply with building code and municipal regulations, regardless of when you bought it. Illegal basement apartments are a risk to the occupants and others in the structure, as well as a concern to the community in general. They are dangerous as they may pose risks and safety concerns such as:

  • fire risks such as: not enough building exits; inadequate fire separation between units; insufficient working smoke alarms and carbon monoxide detectors.
  • illegal and unsafe utility connections
  • overload on existing utilities (electrical, plumbing, water and sewers)
  • excess driveway and street parking
  • excess garbage
  • possible depreciation of neighboring property values.

Many existing basement apartments require only some upgrades in order to be approved and legalized by the municipalities. BW art Architects Inc. provides full assistance for homeowners in: design of new or renovation of existing second units; construction or renovation cost estimate; building permit submission and construction document preparation; construction management; engineering services such as electrical, structural and mechanical, if required. Our experts carefully review the site conditions from the beginning, and always propose the most economical and functional upgrades as required, leading to municipality approval and legalization.
